DEVELOPMENT SITE/PROPERTY DESCRIPTION:

  • 1326R E. BERKS STREET is an approximately 1,990.8 square foot, RSA-5 (Residential Single Family Attached-5) zoning classified lot that is located in the ‘NCA Neighborhood Commercial Area Overlay – North Delaware Avenue District’ and ‘VDO Fifth District Overlay District’.
  • 1328 and 1330 E. BERKS STREET are each approximately 2,418 square foot, RSA-5 (Residential Single Family Attached-5) zoning classified lots that are located in the ‘NCA Neighborhood Commercial Area Overlay – North Delaware Avenue District’ and ‘VDO Fifth District Overlay District’.
  • 1326R E. BERKS STREET is presently vacant land.
  • 1328 and 1330 E. BERKS STREET are presently improved with a semi-detached, three (3) story single family
  • residence with a one (1) car garage accessed from E. Berks Street.
  • 1326R, 1328 and 1330 E. BERKS STREET are located with E. Berks Street (and then E. Hewson Street) to the
  • east, E. Thompson Street to the south, E. Wilt “Street” (and then E. Montgomery Avenue) to the west, and Belgrade Street to the north.
  • PROJECT DESCRIPTION:
  • Relocation of lot lines to create one (1) lot with one (1) OPA account (proposed Parcel ‘A’) from the existing three (3) lots (1326R, 1328, and 1330 E. Berks Street) having three (3) OPA accounts.
  • The erection of five (5) attached structures (38’ in height), with roof decks, roof deck access structures and balconies, for use as/for five (5) single-family residences, each with two (2) car accessory off-street enclosed/covered parking accessed by a Shared Driveway to/from E. Berks Street.
  • SUMMARY OF REFUSAL:
  • THE GRANTING OF VARIANCES IS REQUIRED FROM, AND A HEARING WILL BE HELD BEFORE, THE CITY OF PHILADELPHIA ZONING BOARD OF ADJUSTMENT BECAUSE:

• Multi-family household living is not permitted in the underlying RSA-5 zoning district.

  

• The minimum required rear yard depth in the underlying RSA-5 zoning district is 9’, whereas the proposed rear yard depth at the E Wilt “Street” alley is 0’ (E. Wilt “Street” is not a City street).
